There is an excellent pamphlet written by attorneys called "Investigate before Investing" published by the International Franchise Association (IFA). It is available at 1-800.543.1038. 

It cautions that even though the franchise is registered in your state and even though you have received a UFOC, you must still independently verify the information in the disclosure. The IFA also recommends that you engage both an attorney and an accountant to review all disclosure materials. 

If you do decide to conduct a feasibility study you will want to check the   U.S. Dept. of Commerce, Bureau of the Census’ surveys.
